Yorkshire Dales Farm for Sale

George F. White has announced the sale of Roof Farm at Gunnerside in North Yorkshire. In total Roof Farm comprises 99.77 acres of in bye land, 11 field barns, modern agricultural buildings, a disused house and grazing rights for sheep and cattle on the surrounding commons.

The sale has been arranged in six lots with a guide price for the whole of £550,000. Located in a magnificent setting in The Yorkshire Dales with stunning views of Swaledale, this substantial piece of land has been divided into lots of varying sizes.

With prices ranging from £20,000, there is something for all types of rural purchasers. Some with up to 30 acres of land which offers farmers the flexibility to increase the size of their existing holding, while another gives lifestyle purchasers the opportunity to pick up a dereclict house with a parcel of land. The grazing rights on the renowned Gunnerside Pasture for 10 cattle or 50 sheep are also expected to be much sought after.

Parcels of land for sale in the North Yorkshire Dales are not an everyday occurrence and this opportunity has arisen as a result of the present owner retiring. It is all being sold in conjunction with Hawes Auction Mart by private treaty with an anticipated closing date in November.

Many of the lots also come complete with their own Yorkshire stone field barns. In addition, several of these lots are expected to achieve income from the various new environmental schemes. Lot 2. Thistlebout - £85,000
16.09 acres of meadow land, 9.22 acres of pasture and two stone field barns. It has 0.67 cattle or 3.33 sheep grazing rights, on Little Rowleth Pasture.

Lot 3. Calvert House - £110,000
19.57 Acres of meadow and pasture and three stone barns. It also has grazing land for 15.75 cattle or 63 sheep grazing rights on Ivelet Pasture and 61.5 sheep grazing rights on Ivelet Moor.

Lot 4. Modesty - £80,000
21.52 acres of pasture land with three stone field barns. It includes 36 Sheep grazing rights on Melbecks Moor, 6 Cattle or 30 Sheep grazing rights on Little Rowleth Pasture and 1 Cattle or 5 Sheep grazing rights on Gunnerside Pasture.

Lot 5. Pear House - £20,000
3.22 Acres of pasture and a disused house, grazing rights for 7.6 Sheep grazing rights on Melbecks Moor and 1.6 Cattle or 8 Sheep grazing rights on Little Rowleth Pasture.

Grazing rights on Gunnerside Pasture for 10 cattle or 50 sheep.
